SC directs Unitech to file detailed affidavit of assets in India, abroad

Unitech owes Rs 7.23 billion to 51,000 fixed deposit holders

The superb courtroom on Monday directed actual property funding firm Unitech Ltd to document a detailed affidavit of their assets each in India and overseas.
The decision follows an order from the pinnacle court in December, staying the country wide company law Tribunal (NCLT) order which barred Unitech administrators from acting as co-administrators of the enterprise over alleged mismanagement of price range.

Budget 2018: Real estate expects lower GST rate, infrastructure status

Stamp duty continues to remain in force even after implementation of GST and the rates vary from state to state

Severely impacted by various reforms like RERA, GST and demonetisation, the realty sector is pinning its hopes on Budget 2018-19 for relief measures like lower taxes and infrastructure status.
The year 2017 was an eventful one for the sector with many structural policy reforms, which resulted in a significant decline in home launches to 1,03,570 units compared to 1,75,822 in 2016.
Industry players are expecting rationalisation of the GST rates from the current 12 per cent to 6 per cent and bringing stamp duty under the ambit of GST.
"Also, industry status to the full real estate sector will help in creating surplus housing demand along with financing at lower rate for long-term projects.
"Rationalisation of GST by capping it at 6 per cent with input tax credit for the entire segment in real estate will help revive and boost demand," Naredco National President Niranjan Hiranandani said.
During the pre-GST era, service tax was around 4.5 per cent and VAT 1 per cent -- resulting in total tax outgo of 5.5 per cent.
"Further, stamp duty continues to remain in force even after implementation of GST and the rates vary from state to state which increases the costs for the consumer.
"We hope that state governments abolish the same or merge with the existing GST rates," House of Hiranandani Chairman and MD Surendra Hiranandani said.
Tata Housing Managing Director and CEO Brotin Banerjee said, "We look forward to seeing the additional stamp duty and registration on properties be reduced or merged with GST. A reduction of the taxes and add-on costs, inclusive of brokerage, on under-construction properties, will also ease the financial burden from a consumer perspective."
Apart from GST, infrastructure status to the entire sector tops the list of their expectations from the budget.
" Budget 2018 Real estate sector should be allotted infrastructure status, which will lead to construction funds being available to the developer at much lower interest rates.
"This will eventually benefit EWS and LIG customers, as the developers would be in a position of making the projects really affordable in its true sense," Poddar Housing and Development Managing Director Rohit Poddar said.
The industry is also expecting certain tax sops to homebuyers like increasing the Rs 2 lakh tax deduction limit for housing loans, and tax incentives for first-time home buyers hiked from Rs 50,000 to Rs 2 lakh, Omkar Realtors Chief Financial Officer Manoj Paliwal and Transcon Triumph Vice President, Sales and Marketing Sarojini Ahuja said.
Credai National President Jaxay Shah said the developers' apex body expects deep concessions in income tax of at least Rs 5 lakh per annum for home buyers.
The industry is also expecting reforms in land acquisition.
"Some allocations towards accessing of loans for acquisition of land parcels would be needed to act as an accelerant for growth of affordable housing," Puravankara Managing Director Ashish Puravankara said.
Shree Krishna Group Managing Director Sundeep Jagasia said, "We expect that government will focus on the issue of land costs being high. Lowering the costs for land acquisition will boost many private players. If the government does so, there will be many new launches and quick delivery of projects by the private players.

नोटों के नंबर कराएंगे अब अंदर


जब्त नोटों के नंबरों से जांच एजेंसियां पकड़ेंगी भ्रष्ट बैंक अधिकारी




प्रधानमंत्री नरेंद्र मोदी ने साल की अपनी आखिरी मन की बात में यूं ही नहीं कहा था कि भ्रष्टाचारियों को बख्शा नहीं जाएगा। यह कवायद पहले ही शुरू की जा चुकी है और इसमें काम आ रहे हैं उन नए नोटों के नंबर, जो देश भर में जब्त किए गए हैं। जब्त हुए इन नोटों में एक जैसा क्या है? अपनी ड्यूटी ठीक से नहीं निभाने वाले बैंक प्रबंधक, जिन्होंने रसूखदार और अमीर लोगों को खुश करने के लिए तय सीमा से बहुत ज्यादा रकम उन्हें दी और पुराने नोटों में उनकी बेनामी संपत्ति को भी नए नोटों में बदल दिया। बैंकों के भीतर यह सब तब किया गया, जब बाहर लाखों लोग दो-दो हजार रुपये के लिए दिन भर कतार में लगे रहे और बैंक नकदी नहीं होने की बात कहकर उन्हें वापस करते रहे। 

इसके बाद उन शाखाओं के प्रबंधकों और दूसरे वरिष्ठ अधिकारियों से पूछताछ की जाएगी। इन सीरियल नंबर के रिकॉर्ड को दो साल तक सुरक्षित रखना होगा। हालांकि बैंकों ने ये रिका सीसीटीवी फुटेज इस मामले में बहुत कम आएंगी। बैंकों के सूत्रों का कहना है कि जिस बैंक से नोट निकाले गए हैं, वहां उन्हें पहचानने का तरीका होता है। वास्तव में भारतीय रिजर्व बैंक करेंसी चेस्ट वाले बैंकों के संपर्क कार्यालयों से जानकारी मिलने के बाद उन्हें नए नोट जारी करता है। नोटों की गड्डियों वाले बक्से रिजर्व बैंक के प्रतिनिधि के जरिये करेंसी चेस्ट में भेजे जाते हैं। ये प्रतिनिधि पोतदार कहलाते हैं। गड्डियों को पोतदार और सुरक्षा दल की मौजूदगी में पन्नी फाड़े बगैर ही गिना जाता है। सुरक्षा दल में एक पुलिसकर्मी और अन्य कर्मचारी होता है। गड्डियों को गिनने और कटे-फटे नोटों की जांच करने के बाद पुलिसकर्मी के दस्तखत कराए जाते हैं और वह चला जाता है। उसके बाद पोतदार की मौजूदगी में एक दिन में 3 लाख नोट गिने जाते हैं।

जांचकर्ताओं का कहना है कि वे पोतदार और सुरक्षाकर्मी की भूमिका जांच रहे हैं ताकि पता चल सके कि करेंसी चेस्ट तक रकम पहुंचने से पहले तो नोट गायब नहीं हुए। यह भी देखा जा रहा है कि करेंसी चेस्ट के अधिकारियों और पोतदारों ने तो चेस्ट में कामकाज के दौरान नए नोट इधर-उधर नहीं कर दिए। ये तमाम बातें तब पता चलीं, जब केंद्रीय जांच ब्यूरो ने इसी महीने रिजर्व बैंक के वरिष्ठ विशेष सहायक के माइकल को धर दबोचा। उससे पूछताछ के बाद केंद्रीय बैंक के दो और अधिकारी पकड़े गए, जिन्होंने नियमों की धज्जियां उड़ाते हुए करीब 2 करोड़ रुपये के नोट बदलने में लोगों की मदद की थी।

Nifty reclaims 8,200 on 7th Pay Commission approval; Brexit woes ease

Benchmark indices ended near day’s high after the Cabinet today approved the recommendations of the 7th Pay Commission. Investors’ sentiments were further boosted due to recovery in global stocks after near term Brexit concerns eased.
The S&P BSE Sensex rose 216 points to end at 26,740 and the Nifty50 gained 76 points to close at 8,204. Among broader markets, BSE Midcap and Smallcap indices surged between 0.9%-1.2%, outperforming the benchmark indices.
Commenting on today's development, Motilal Oswal, CMD, Motilal Oswal Financial Services said "Just ahead of Monsoon, the 7th Pay commission will set the snowball impact in the economy. This is a well expected positive move, this will help achieve GDP growth target quicker. The Auto, consumer durables and FMCG sector would see much higher demand. The small concern could be that this may push inflation a bit higher”.
The Union Cabinet, led by Prime Minister Narendra Modi, on Wednesday approved the recommendations of the Seventh Pay Commission, a move which will boost consumption by putting extra disposable income in the hands of the central government’s 4.7 million employees.
The Cabinet has also approved the National Mineral Exploration Policy (NMEP) on Wednesday, which will pave the way for auction of 100 prospective mineral blocks, boosting India’s mining potential.
The Cabinet cleared the model Shops and Establishment Act that would allow cinema halls, restaurants, shops, banks and other such workplaces to be open 24X7. Read more.
